Beyond Uttarakhand: Is Saharanpur the Dark Horse of the Economic Corridor?

Part of the Delhi-Dehradun Expressway Report
When people hear "Delhi-Dehradun Expressway," they think mountains. But the biggest volume of economic activity might happen in the plains, specifically in Saharanpur and Shamli.
The Logistics Logic
Saharanpur is geographically the "Hub" of this corridor.
- Connectivity: It connects the EPE (Eastern Peripheral Expressway) traffic to the hinterlands of UP and the consumption centers of Uttarakhand.
- Land Cost: Industrial land in Saharanpur is a fraction of the cost of NCR or Dehradun.
The Wood Carving Industry
Saharanpur is already famous for its wood carving industry. The expressway provides:
- Faster export connectivity to Delhi Airport.
- Easier movement of raw materials. This will likely lead to the formalization and expansion of industrial clusters.
Warehousing Potential
As e-commerce penetration deepens in Tier-2 and Tier-3 cities, Saharanpur is ideally positioned as a "fulfillment center" location.
- It can serve Dehradun, Roorkee, Haridwar, Yamunanagar, and Ambala within a short radius.
Investment Play
This isn't a sexy "holiday home" play. This is a gritty "industrial plot" or "agricultural land conversion" play. If you are looking for 10x returns over 15 years, the raw land in these "flyover districts" often outperforms the finished apartments in the destination cities.
